The surest way to sell and buy at the same time is one plan for both: know what you will walk away with, get pre-approved for the next home with that money in mind, then line up the two closings so you never own two homes longer than you mean to, or have nowhere to live. We run both sides with you.

What we do, step by step

  1. Your numbers firstYour seller net sheet and a pre-approval for the next home, so the budget is real before you look.
  2. The order that fits youSell first, buy first, or both at once with a contingent offer. We go through what each costs you and what each risks.
  3. Two contracts, one calendarWe line up the deadlines in both Utah purchase contracts so the sale funds the purchase.
  4. A place to live in betweenIf the dates do not meet, we can ask the buyer for time to stay after closing, or plan a short stay elsewhere.
  5. Moving day, and afterBoth closings tracked to the keys, and we stay in touch long after.

What you get

  • One team on both sales, talking to each other
  • A written timeline for both contracts
  • Your net from the sale and your cash to close on the purchase, side by side
  • A plan B written down before you need it

The tools we use with you

Questions people ask

Should I sell my house before I buy a new one?

Selling first means you know your money and are not paying two mortgages, but you may need somewhere to stay in between. Buying first means you move once, but you need to qualify for both payments or use another way to fund the down payment. Which is better depends on your money and the market for the home you want; we go through it with you.

What is a contingent offer?

An offer to buy that depends on something happening first, such as the sale of your current home. It protects you, and sellers weigh that when they choose between offers.

Can I stay in my home after it sells?

Often, yes. The buyer and seller can agree in writing that the seller stays for a set time after closing. Your lender, the buyer's lender and the contract terms all matter, so we arrange it before you sign.

How do I use my equity for the next down payment?

Most people use the money from the sale at closing. Some lenders offer short-term loans against your current home so you can buy first. Ask your lender which options fit you and what they cost.

Will I have to move twice?

Not if the dates line up. We plan both closings together, and if they cannot meet we will show you the options before you sign anything.

Do I need two agents?

No. One agent team can represent you on both the sale and the purchase, which keeps the two calendars in one place.
