Getting Your Home Ready to Sell: A Pre-Listing Repair Plan
Before you list, fix what a buyer's inspector will find and what shows in the photos, and leave the rest. We walk through your home with you, write a repair plan in order of what matters most to buyers, and help you line up the people to do it, so your home goes on the market ready.

We do this for clients across Salt Lake City, Bountiful, Holladay, Draper, South Jordan and Sandy, Utah.
How it works
What we do, step by step.
A walk-through with you
Room by room, inside and out, with a buyer's eyes and an inspector's checklist in mind.
A written plan, in order
Must-fix items first, then the small jobs that show in photos, then what is better left alone.
The right people
We help you find the trades you need and, if you want, a pre-listing inspection so there are no surprises later.
Your disclosures
We go through Utah's seller disclosure form with you early, so what you know about the home is written down clearly.
Ready for photos
A final walk-through before the photographer comes, and then your launch.
What you get.
- A written repair plan with the must-fix items marked
- Help finding trades and a pre-listing inspection if you want one
- An early look at your seller disclosures
- A net sheet that includes your repair costs
One honest caution
Not every repair pays for itself. A big project right before you sell can cost more than buyers will pay for it, so we mark the jobs that usually are not worth doing and tell you why.

Questions, answered
Questions people ask.
Anything that is broken, leaking, unsafe or likely to be flagged by a buyer's inspector, then the small things that show in photos: paint touch-ups, lights, caulking and fixtures. Large remodels rarely make sense right before a sale.
